Difference between Condos and Apartments | What a Realtor can do for you ?

 

  • Condos have Management to look after safety, cleanliness and care of the Common areas such as gym, lobby, hallways, garbage chutes etc., and they are usually good at their job as it is one job!
  • Apartment Management has to do all the above PLUS find tenants, evaluate and screen and deal with deposits and monthly rent collection hence their performance in both areas is below average resulting in lower quality of both services.
  • Condos have in suite laundry and Apartments have the Laundry on a Lower Level
  • Most Condos have amenities like Gym and Pool and Apartments do not
  • Most Condos have Security on Site and Apartments Do not
  • As Realtor I have access to All Condos but not the apartments so I can send you ALL condo listings anywhere in Ontario but not the apartments listings as you have to go visit or try to find online
  • Due to Bug Infestation issues Realtors also stay away from Apartments as Insurance claims then get involved.
  • Kindly chose to work with One Realtor of your liking and she/he can send all listings, evaluate your needs and represent you in the professional manner
  • Realtors Commission is due from Landlord side but they still represent one party so mostly all qualified tenants approach Realtors and Vice Versa PLUS all good landlords approach Realtors to get best tenants.
  • Horror Stories of people leasing condos via facebook or social media and then finding out that the person they gave all deposits to was not even an owner/landlord so it is best to work with the Realtor and you do not have to pay anything for this service ! How good this is ??
